The spread of COVID-19 has affected almost every aspect of our lives. Communities have shown themselves to be resilient, however, and so too have real estate professionals. Responding to the challenge imposed by the pandemic to continue to serve their clients in a safe, responsible manner, agents have incorporated streaming video technology to offer showings while adhering to social distancing best practices.

While many real estate professionals include a very in-depth, 3D virtual tour with every listing they post on the MLS, you may wonder if they have missed something in their tour. Either due to limited space or intentionally. Both of these are valid concerns. You can overcome both of these concerns with a quick personal tour of the home with your own real estate professional.

However, in light of today's concerns, you may not wish to visit 10 or 12 homes in person and only wish to see the TOP 3. No problem – a solution is a VIRTUAL SHOWING. To request a virtual showing contact your representative and indicate that you wish to view the home but don't want to visit it in person. They will confirm with you what type of streaming video technology you would prefer to use. Most people today are using FaceTime, but some are using Zoom or Facebook Messenger video calls, and there are a number of other live streaming apps out there today. These will give you the ability to view the homes "live" and allows you to be able to ask them to show you very specific things of concern to you.

Another option is virtual, but it's not live. It allows the real estate professional to view it when it is convenient for them, and more importantly, convenient with the homeowner. For my own buyer clients or tenant clients, many times I have taken additional photos and videos of quite a number of properties for them. Then, I've sent a link to them for each property by email so they can download the photos and videos and review them repeatedly at their own convenience. Often they have not needed to view the property in-person and are comfortable with making offers subject to the standard conditions: financing, home inspection, condo document review.

Whatever method you choose, contact the agent that you have contracted with (your representative) and get the process started. Many, if not most, will be more than willing to assist you as part of their contractual obligations to you. Or, if you have not yet selected a real estate professional to work with, AND you are willing to be UNREPRESENTED in the transaction, contact the agent that has posted the listing for the seller.
