After several decades and quite a number of incarnations, the Calgary MLS® System is being retired on Tuesday, July 7th, 2020.
After several years of process, Alberta is finally going to have a Provincial MLS® System. Well, actually, until the Edmonton board retires their system we'll be missing their listings (The expectation is that this may happen before the end of next year). But, the NINE other real estate boards have come to an agreement, along with the Alberta Real Estate Association to share listings on a single database.
What does this mean for consumers?
It means that websites like this one will automatically get all the listings across the province*. You'll be able to view listings all in one place and not see multiple listings of the same property that had been listed on more than one real estate board's MLS® System.
What does this mean for REALTORS®?
While our real estate licenses are valid while we are physically anywhere within our province and only for Alberta properties, it was difficult to get enough market data on a property to be able to help a buyer or seller if that property was within the boundaries of another real estate board. This makes it far more convenient for all concerned. It will also make it more difficult to hide the MLS listing from other REALTORS®. I'm not sure why a Seller would ever agree to listing their property exclusively in another jurisdiction so their local REALTORS® wouldn't be aware of their listing at all, but apparently it was happening (most notedly in Canmore).
Overall, it's GREAT NEWS.
Our new Alberta MLS® System will be live on Wednesday, July 8th, 2020 as Alberta's largest real estate board's property listings are added.
